Roof waterproofing for UAE summers: a 5-step checklist

Most roof leaks in UAE villas come from three places: hairline cracks, parapet–slab joints, and blocked rainwater outlets.

1. Clean and inspect

Remove debris, moss and loose plaster. Mark every crack wider than 0.5 mm.

2. Treat cracks and joints

Fill cracks with a polymer-modified crack filler and apply a fillet at parapet corners.

3. Apply primer and coating

Use an elastomeric roof coating in two coats at right angles. Fibre mesh at joints adds crack-bridging.

4. Check slopes and outlets

Ponding water is the enemy of any coating. Clear outlets and correct slopes with screed where needed.

5. Cure and protect

Allow the full cure time before foot traffic. A heat-reflective topcoat can reduce roof temperature by several degrees.
